Verde Project Nears Construction
The Township of Esquimalt has shown their support for density in the community by approving a 6-storey wood-framed condominium at the municipal gateway.
The building occupies a very small site that formerly contained a single family dwelling, and will now be home to 30 suites in a combination of 1 bedroom, 1 bedroom + den and 2 bedroom units. The project, known as VERDE (www.verdeliving.ca), received Development Permit approval in June 2016, and the site is currently being prepared for the start of construction.
The wood components of the building will be pre-fabricated in a factory, delivered to site and craned into place. Given that the site is very small will little to no staging area, off-site pre-fabrication is ideal. In addition to practicality, it is estimated that the period of construction will be significantly reduced, as the construction of foundations and the building components can occur simultaneously, resulting in “lock-up” much sooner. Added benefits of factory-built, to name a few, are the use of export grade material, precision construction and assembly as well as minimal material waste.
